Here are my top 5 reasons why Cochrane is a great place to invest in real estate

There are many reasons Cochrane is not only a great place to live, but to purchase real estate; whether that is to settle and put some roots down or as an investor in the real estate scene. I've broken it down into Location, Growth, Family- Friendly, Community Spirits, and Development & Infrastructure.


1. Location


What do you get when you mix small-town charm with a 20-minute drive to a major city and only 45 minute drive to the beautiful Rocky Mountains? Cochrane! I can’t imagine a better place for my family to settle or a town to start investing in real estate. 


We can’t talk about Cochrane’s investment opportunities without addressing what’s going on in its much larger and booming neighbouring City, Calgary. The population of Calgary has increased 3.08% year-over-year, and has increased 9.38% in the last five years.* The influx of people migrating to and investing in Calgary is due to its affordability and lower living costs compared to other major Canadian cities. Calgary is also home to a strong energy industry and tech sector which help Calgary’s economy fare better than the rest of the country. Cochrane has fed off this growth and migration while using its small-town feel to attract both buyers and renters. 


If the hustle and bustle of Calgary isn’t what you’re after and a laid-back lifestyle is more attractive to you, Cochrane is still the answer. It’s proximity to Kananaskis, Canmore, and Banff, make nature’s playground our backyard. Take a drive along the scenic 1A highway, summit a mountain, or explore the many trails the area has to offer. Cochrane’s accessibility to nature and adventure is a major selling point for potential buyers and renter.


2. Growth


Cochrane is one of the fastest growing communities in Alberta. Cochrane has had a population growth of 4.04% year-over-year and has increased 22.7% in the last five years.* Not only are investors noticing Cochrane’s growth but so are major companies. Garmin Canada Inc., which is headquartered in Cochrane, announced a major expansion earlier this year. The company unveiled plans for the addition of a third floor to its existing building. This development is set to offer 200 new STEM jobs (science, technology, engineering, and mathematics). 


3. Family-Friendly Environment 


Cochrane is known for its welcoming, family-friendly atmosphere. With plenty of schools, parks, recreational opportunities, community events, and access to all amenities, Cochrane is appealing to families looking for a suitable town to call home. With post secondary options close by, job opportunities not only in town but also only a short commute away, families can easily grow and thrive in Cochrane. 


4. Community Spirit


Cochrane has a strong sense of community. It is charming and historic. Its residents are inclusive and kind. These attributes alone often attract people looking for a close-knit neighourhood, which positively impacts property value.


5. Development and Infrastructure


Some may complain about construction, but I love it! Construction means new development is needed which means growth is happening which means people are still investing in our town. Cochrane’s ongoing and planned developments, improvements in infrastructure, and economic growth in the region all contribute to the overall desirability of Cochrane – making it a great place to invest in. 


If you are thinking about investing in Cochrane, remember to stay informed about the ever-changing local real estate market, trends, and any upcoming developments that could influence property values.
